False Alarm shall mean the activation of a fire alarm and/or automatic sprinkler alarm for other than a fire, smoke scare, or an emergency building evacuation, which may be caused by mechanical failure, malfunction, improper installation, lack of maintenance, or negligence of the owner or lessee of a fire alarm system or their employees or agents.
